The dykes around Richmond form a very popular, mostly car free, route for walks and bike rides. The north dyke is one of the least used. It is still a largely industrial area &#8211; although that is now changing. Most attention for recreational use of the path is devoted to other sections, and the western end of the dyke is in dire need of investment. The opening of the Canada Line bridge, with its additional walk and bike path would, you might have thought, been a good opportunity, but both Vancouver and Richmond have muffed the opportunity. On the Richmond side the bridge is high over the dyke and the the bike/walk path lands at River Road. The dyke trail simply dead ends at a wharf &#8211; with no hope of connection to anything at present. There is not even a sign to indicate that users need to use No 4 Road to continue towards the rest of the bike &quot;network&quot; &#8211; which itself is only signposted from the west. </p>
<p>This two metre sheer drop is what prevents dyke users from trespassing on the wharf property. </p>

When buying a investment property, should i insist on looking at the tax returns filed for the property to asseses the actual net operating income, which can give me accurate CAP rate.</p>

If you are buying a residential rental property from an individual they may have not filed as a business entity, so they do not need to provide their personal tax returns.</p>

<p>Original Source: www.smh.com.au THE political fund-raising arm of the federal Opposition Leader, Tony Abbott, has been found to have breached electoral laws, while one of his principal donors has also failed to make required disclosures, according to documents lodged with the NSW Election Funding Authority. After a five-month investigation, the authority found that the Warringah Club, which raises money for Mr Abbott&#8217;s campaigns in his seat of Warringah, had broken the law by not disclosing the sources of its donations. &#8221;The club failed to lodge a declaration [as required] and the matter is to be further investigated to determine whether to pursue prosecution,&#8221; the authority&#8217;s funding and disclosures director, Brian DeCelis, wrote to the NSW Greens, which raised an official complaint about the Warringah Club in May. But Mr DeCelis also found that the club and the NSW Liberal Party, which lodged false declarations relating to the club, &#8221;did not understand their disclosure obligations&#8221; and therefore would not be prosecuted for knowingly making a false statement. During the investigation, the Warringah Club submitted an amended list of donors showing it had given 000 to Mr Abbott&#8217;s Warringah Federal Electoral Council in 2004 and 2007, and 000 to the NSW Liberal Party in 2007. Donors to the Warringah Club include the property developers and long-term backers of Mr Abbott, John and Stanley Roth, who gave 440 in November 2008 and 00 to the Warringah Club in 2009 <b>&#8230;</b><br />

We&#8217;re first time buyers (in the UK) and can&#8217;t afford the deposit on a mortgage. It seems reasonable that there might be a system where investors can choose to pay the deposit on a mortgage in exchange for the ownership of that percentage of the property. Does such a system exist?</p>

Sounds like a bad deal and a big risk for any investor.</p>

<p>first, do you know which factors you want to analyze?  you have to before you can think of what sort of spreadsheet you need.  there are a number of different types of rate of return, for example.  </p>
<p>second, determine what factors you will use to analyze your investment analysis.  you might try using keywords in a search engine like &#8220;what do i need to know to make a wise real estate investment on large residential properties?&#8221;  </p>

(Firstly I apologise for the length of this, but I wanted to explain the whole situation just so there&#8217;s no ambiguity).</p>
<p>Here in Brisbane, Australia we get 7-8 sun hours per day on average (source: http://www.livingin-australia.com/sunshine-hours-australia/ ); our household uses ~20kWh per day based on the average of all the power bills for 2009. Using this calculator ( http://www.bdbatteries.com/panelcalculator.php &#8230; too lazy to crunch the numbers myself) it tells me the ideal system is 3.2 kW. Our house has a large north-facing roof so that is good enough for solar panels. For practicality (and to keep the numbers conservative) I sourced the figures for a 3.5kW system which is within the price range of -40k, but after selling RECs (Renewable Energy Certificates) and taking advantage of federal and state subsidies and offsets it is priced at ~-20k; I&#8217;ll assume a worst case (say, k) to keep it conservative.</p>
<p>With a Home Equity Line of Credit Loan we currently have 0,000 in debt overall. At ~6.5% interest the monthly repayments are ~,190. If we were to throw the ,000 for the entire solar setup onto the loan, the loan would increase to 5,000 and interest would be ~,330 per month, a 0 increase. Since we are currently paying 6 per month (.20 per day) in power bills, it seems it is not worth it. However, 3.5kW x 7.5 avg sun hours gives 26.25kWh daily, or ~6.25kWh more than is needed. When taking into account the 44c/kWh feed-in tariff that is a lowest possible return of ~.50 per month (I say &#8220;lowest&#8221; because it is real-time net metering, so if we have nothing running during the day it will send a lot of power priced at 44c/kWh to the grid; when we buy it back when we are back from work at night it will cost only 16c/kWh, so overall we will gain more than .50 per month).</p>
<p>So then if we had to pay 0 extra per month on the loan but that eliminates 6 per month in power costs and includes .50 at the minimum in feed-in credits, is that is effectively a saving of .50? I know it isn&#8217;t really a saving per se since simply paying loan interest doesn&#8217;t reduce the loan&#8217;s size, but to me it seems to be a saving since the power cost of 6 per month will always be there so it may as well be moved from one account (elec) to another (HELOC loan) without making much difference financially; also the HELOC loan can be paid off and thus interest repayments become lower, while the cost of electricity is only set to rise (on top of inflation-adjustment each year, we are expecting sharp rise when the carbon trading scheme gets passed, and the generators were granted a 16% increase for January 2010 anyway!!!). Additionally when the 3 kids have moved out of home the power use will drop, leaving more electricity for the grid (so more money returns) in addition to less expenses overall (so the HELOC loan will be easier to pay off) &#8211; seems like a double win!</p>
<p>There are two major downsides that I can immediately see: variable interest rate rises and home valuation. However for the latter, I am not sure whether it is really a problem. For all I know, solar panels would most likely increase the value of one&#8217;s home (seems to be logical anyway), which in turn means more flexibility regarding the floor of the HELOC loan if it is needed.</p>
<p>I am somewhat naive regarding how HELOC works so that is my main concern in this plan. So is this too good to be true, or have I missed something (I generally don&#8217;t believe in &#8220;too good to be true&#8221; hence why I am asking).<br />
Naive re HELOC; I am one of the 3 kids mentioned in the question (19yo) so this is just for me to propose to my parents as an idea.</p>

A testimonial to the heights to which our consumer culture can go when shelter becomes an investment vehicle. Bad for the planet, bad for communities, bad for the poor,  and yet another way to fleece the middle class of wealth via investment bubble. Not that we didn&#8217;t know all that, nor does the author come to this conclusion but the details give some insight into American thinking behind the built environment just when we should be preparing for a much more diminished resource consumption lifestyle. </p>
<p>Insights offered:</p>
<p>Homeownership replaced the status once attributed to careers, because now people have niche jobs so obscure that careers are too hard to read as a social marker so people talk about their houses and show off their houses waiting for the wow response to their immense foyers or home theatre, wet bar and jacuzzi.</p>
<p>The extent to which homes have been supersized outside of the Bay Area makes 3,000 sq ft look small when 9,000 sq feet is the top end. They&#8217;ve just increased the sizes of rooms. Interior designers have had trouble giving these interiors a human scale. Homeowners can&#8217;t remember how many bathrooms they have.</p>
<p>Americans want new stuff, thus new homes that are custom ordered from packages developed by corporate homebuilders ie: Toll Brothers. Much time is spent by homeowners choosing all the details. Increasing amenities are simply rolled into the mortgage thus creating a &quot;savings&quot; for the buyer compared to after market installation. Of course the size of these homes means enormous repair bills if you have to have a roof replaced or some painting done.</p>
<p>Investment property bought site unseen was supposed to be the new 401K but the reality of it is shabby homes for poor people, continued urban blight in communities and no guarantees that investor will reap a return due to mitigating circumstances like hurricanes and managers who run off with the rent.</p>
<p>Author offers a run down of all the home shows on TV, their origin and why they appeal. He also exposes the investment gurus that teach weekend workshops for a tidy sum, some of whom push illegal practices.</p>
<p>Author did not discuss how zoning plays a role in enabling these ridiculous homes. Author is himself a self-identified victim of House Lust and his book does not offer a serious conclusion, only that house lust, like fitness fads shift the culture in favor of the trend even as it dies out. So we&#8217;re stuck with it. This is what we&#8217;re up against in attempting to change the culture towards sustainability.</p>
<p>Like other material obsessions that turn into addictions, more is never enough. Author does not speculate why except that&#8217;s it an American thing. I would say that in a culture of the individual, &quot;more&quot; fails to fill the need for authenticity ie: shelter that actually fits the lifestyle of the home dweller. American home building is about buying a product  based on marketing. People project, onto their purchase of a home, who they think they are and what they think they want their lives to be, thus the chef kitchens that are never cooked in. The resulting built environment is disfunctional, driving up isolation among people by being so spread out. There is nothing in such House Lust that brings families or communities together.</p>

<p>Also known as the Daniel de Saussure House after it was purchased by him during the Revolution and prior to the city&#8217;s surrender to the British in 1780. Upon his return from exile in 1783, Daniel de Saussure was elected to the newly organized South Carolina Legislature and eventually became President of the State Senate which, prior to the state&#8217;s capital&#8217;s removal to Columbia in 1793, met only a block away on Broad Street. </p>
<p>Daniel de Saussure&#8217;s family occupied this house, the west half of a double tenement, as their primary residence. The house remained associated with Daniel, who died in 1799, and with his son, Henry William de Saussure, for the better part of two generations, from 1778 until 1808. The de Saussure family continued to own the building as investment property until it was sold out of the family nearly 100 years after Daniel de Saussure purchased it. </p>
<p>The most recent renovation included the restoration of the original first floor level and finistration, This was completed in 2007.</p>

I am looking for some good high yield investment options that are legitimate.  I don&#8217;t mind the risk of potential loss with potential high returns.  I just don&#8217;t want to be scammed out of my money.  Any suggestions?</p>

While Visiting the historic city of New Bern, in coastal North Carolina, I saw many interesting sites, including Tryon Palace, capitol of the independent State of North Carolina after the Revolutionary War, and  Bradham Drug Company, the birthplace of Pepsi Cola. But to me, the most fascinating of all was the John Wright Stanly House.  It was here that I learned the story of John Carruthers Stanly, a former slave who gained his freedom, only to become the largest slaveholder in Craven County, North Carolina.</p>
<p>Stanly, born a slave in 1774, was the son of an African Ibo woman and the white prominent merchant-shipper John Wright Stanly. He was apprenticed to Alexander and Lydia Stewart, close friends and neighbors of his father.  They saw to it that John received an education and learned the trade of barbering.  At an early age, they helped him establish his own barbershop in New Bern.  Many of the town’s farmers and planters frequented his barbershop for a shave or a trim. As a result, Stanly developed a successful business.  By the time he reached the age of twenty-one, literate and economically able to provide for himself, his owners petitioned the Craven County court in 1795 for his emancipation. However, he was not completely satisfied with the ruling of the court and in 1798, through a special act, the state legislature confirmed the emancipation of John Carruthers Stanly, which entitled him to all rights and privileges of a free person.</p>
<p>Between 1800 and 1801, Stanly purchased his slave wife, Kitty, and two mulatto slave children. By March 1805, they were emancipated by the Craven County Superior Court. A few days later, Kitty and Stanly were legally married in New Bern and posted a legal marriage bond in Raleigh. Stanly’s wife was the daughter of Richard and Mary Green and the paternal granddaughter of Amelia Green. Two years later, in 1807, Stanly was successful in getting the court to emancipate his wife’s brother. </p>
<p>Some politically correct Court Historians end the story here, if they acknowledge the existence of black slaveholders at all.  What a noble thing, to purchase and emancipate one&#8217;s own family!  But there is much more to the story.</p>
<p>After securing his own and his family’s freedom, Stanly began to focus more on business matters. He obtained other slaves to work for him.  Two of them, Boston and Brister, were taught the barbering trade. Once they became skillful barbers, Stanly let them run the operation while he used the money they helped him earn to invest in additional town property, farmland, and more slaves.</p>
<p>Through his business acumen, Stanley eventually became a very wealthy plantation owner and the largest slaveholder in all of Craven County. He profited from investments in real estate, rental properties, the slave operated barbershop, and plantations from which he sold commodities such as cotton and turpentine.</p>
<p>Stanly’s plantations and rental properties were operated by skilled slaves along with help from some hired free blacks. To improve his rental properties in New Bern, he used skilled slaves and free blacks to build cabins and other residences and to repair and renovate these properties. During the depression of the early 1820s it was slave labor that kept Stanly economically stable.</p>
<p>The 1830 census reveals that Stanly owned, 163 slaves. He has been described as a harsh, profit-minded task master whose treatment of his slaves was no different than the treatment slaves received from white owners. Stanly’s goal, shared by white southern planters, was on expanding his operations and increasing his profits.</p>
<p>During the early 1820s, Stanly’s wife, Kitty, was taken seriously ill.  She became bedridden and, despite careful attention by two slave nurses, she died around 1824. It was at this same time that Stanly began to face a series of financial difficulties.  His fortune began to plummet when the Bank of New Bern, due to the national bank tightening controls of some state and local banks, was forced to collect all outstanding debts. Unfortunately, Stanly had countersigned a security note for John Stanly, his white half-brother, in the amount of ,962. Stanly was forced to assume the debt. This, along with his own debts forced him to refinance his mortgages and sell large pieces of property, including slaves. When these options did not resolve his economic woes, he resorted to mortgaging his turpentine, cotton, and corn crops, as well as selling his barbershop, which had been operating continuously for forty years. Without a steady flow of income, his fortunes continued to decline.  In 1843, his last 160 acres of land were sold at public auction. Three years later, at the age of 74,  John Carruthers Stanly died.  At the time of his death he still owned seven slaves.</p>

&quot;The panic of 1897 failed to discourage investment in Asheville for very long. Thomas W. Raoul began construction of a major hotel, or inn, the following year on property . . . that his father had owned since 1886. The elder Raoul, president of two major railroads, brought his family to Asheville . . . and originally intended to build a summer residence on the 32-acre tract, the former R.W. Deaver farm.<br />
Young Thomas opened his picturesque &quot;English Inn in America,&quot; known as The Manor, on Jan. 1, 1899. His original success sponsored enlargements of the original shingle and half-timber structure in 1903 and 1914. Picturesque European-derived cottages were constructed throughout the attending &#8216;Albemarle Park,&#8217; mostly betwen 1899 and 1920. In 1920, the inn and cottages were sold to E.W. Grove&quot; (another important Asheville developer).</p>
