You will need to see the operating income statement, and you will want a comparable rent schedule and to see current appraisal. I would also want the tax returns to back it up.

Seeing a tax return would be optimal but unlikely if you're buying residential RE, I know I wouldn't provide mine if I were selling, that is unless I held the property stand-alone, like in an LLC.

Your financing carrying costs will be different than the sellers so no need to verify theirs. You can easily verify what the RE taxes are on your own, same for the cost of utilities like water, gas heat (oil costs would be tougher to verify) and electricity. Maintenance expenses are not as easy to find out but can be figured as anywhere between 10-15% of gross rental receipts, depending on the age of the property.

Where you need the sellers assistance is in verifying that he/she is actually collecting the rents he/she has stated they collect. For this, I don't think it would be too much to ask to see the sellers bank statements which reflect rent deposits. You need proof that rents are being paid.

A lot of states, mine included, have usury laws that prevent hard money guys from charging outrageous interest rates. You might want to join a local landlord/re investors group to network.

In the United States any funds applied against a property must be disclosed to the primary lender. If a person was to invest a deposit (Down payment) it would be recorded in the United States after the transaction has closed with the primary lender.

In some instances these are called silent seconds, where the home owner pays nothing for the life of the second mortgage, but must pay the entire amount at some point say in 3-5 years.

In order to pay this 2nd mortgage the owner must refinance the house or sell the property.

There might be a person or company in the U.K. that might be willing to do the same, you might consider a relative, non-profit organization, the city might have a program. You must ask around and not just to your inner circle.

I hope this has been of some use to you, good luck.

Not bad. I'll answer with what I know about California (USA) - it may or may not apply to where you live.

If your power utility offers net metering on an annual true-up basis, then less sun in the winter doesn't matter. You would theoretically build up a credit on your power bill in the summer, and draw it down in the winter.

If your utility offers time-of-use metering, where the rates are higher during the sunny hours, then you may not need to size your system so large.

The value for sunlight hours - was that "peak equivalent sun," intended for sizing solar systems? In the winter here, the sun is out for 10 hours, but the equivalent sun is only about 2 hours, when dawn, dusk, and overcast weather are taken into account.

If your utility is set up such that they will never pay you cash for power, then it's pointless to size your system so large that you might generate more than you use over the course of a year. This is in fact how the utility works where I live. The first year that our system was installed, we generated $80 more electricity than we used. We didn't get a check for it, the balance was just set back to zero at the end of the year, as a donation to the grid.

What you should do is ask a professional installer to look at your house and make a quote. They will probably know about the financing angle, too. Then decide whether it's truly a value, or whether they're trying to do a sales job on you.

You have made a bad assumption. You will only get peak power four hours a day November through January and then only when the sun shines. You will get power at other times just varying degrees of full power. If you average 8 Kilo Watt hours per day you will be lucky.

Since risk & reward tend to be inverse, the best 'sensible' options you have at this point are probably the higher risk emerging markets, but sometimes it can be complicated actually finding a way to invest in them! Rumor has it there will be an ETF for Vietnam available soon, and that would certainly meet your criteria; it will offer the potential for rapid growth, and actually the usual "downside" may be less of a threat because it's hardly likely the whole country of Vietnam will "go out of business"!

Another scam-proof but high-yielding strategy is the "Dogs of the Dow", buying equal dollar amounts of the five highest yielding Dow stcks and holding them for 13 months. You can do this through a "Unit Investment Trust" (just google UIT + "Dogs" for choices), or if you have the capital, you can buy the actual stocks.
This strategy requires about 15 minutes work once every 13 months, and earns higher returns than 80% of "professionally managed" funds!

My personal opinion is that it will be even more effective over the next 10-15 years, as boomers retire and realize they must invest in stocks to get a decent return, but are scared to go too far from the Dow stocks they feel they "know".

Good luck,

be careful. no penny stocks. no options or futures. no get rich quicks. no freind or family deals.
Research is key. Look for stocks with good fundamentals in hot markets. Things that you may be interested in, like maybe gaming stocks or animation companies. But be careful, I would hate for a bad experience to cause you to abandon the investment world. The best plan is to save, and invest for the long haul. Read the Wealthy Barber.

Quite the question. If you are new to investing start small, get the feel for the type of investments you like to make. Stocks, business, real estate or whatever. Do a lot of your own research, but also talk to a professional, someone at your bank can probably help for no charge.
